Mold is a fungus, and like all fungi, it thrives in moist places. Mold spreads by emitting spores, microscopic particles often as small as a single cell. These spores float around in the air until they land on a surface. Mold spores are everywhere, outdoors as well as inside your house. 

Seeing mold in the cracks and corners of your walls definitely means it is growing and spreading more spores. Keep in mind that mold may also grow in places you cannot see, such as in your ducts or between your walls.

Although it is thought to be rare to exist in a climate such as Arizona, all it takes is water to exist. Mold can be a health hazard that can cause or create breathing issues, headaches, and allergies. If the property has experienced any water issues such as plumbing leaks, water penetration, roof leaks or if you suspect mold, our inspectors can provide an air quality test and sample testing to put your mind at ease.

Re-inspections

A re-inspection is a modified home inspection that occurs prior to the buyer taking possession of the property and is recommended to:

  1. Ensure that the agreed-upon repairs are completed by the seller.
  2. Inspect an area that was not accessible at the time of the original inspection
  3. Inspect components and/or utilities in the property that were inactive at the time of the original inspection (i.e. water is not on)

Fees

An inspector will return to the property to re-inspect the repairs that the client has selected. The pricing varies depending on the quantity of items selected:

$100 1-10 items

$200 11-20 items

$300 21- 31 items

$400+ 31+ items (an 80% inspection fee will be assessed with a $400 minimum)

How the re-inspection is reported-

  • If the re-inspection occurs prior to possession and is used to review repaired items, an addendum is completed within the report.
  • If the re-inspection occurs for an inaccessible area or a component that is off, the original report is to be modified, and any additional discoveries are added.

Please Note:

  • Upon completion of the re-inspection report, the buyer/agent will be notified that the report is prepared. The document will not be available until payment has been received.
  • Our team will try to have the re-inspection performed by the original inspector, however, a replacement inspector may be required due to shortened timelines.
